The project entailed a complex program of works ranging from planning and design assessment, commercial analysis and valuation, technical due diligence (vendor) preparation and execution of a sales and marketing campaign which attracted the attention of over 300 potential proponents.
The sale was executed with a Project Delivery Agreement comprising of numerous milestones to ensure the development proposed at contract execution would be brought to life whilst the risk to government was minimised given the public scrutiny of the building and the surrounding world heritage listed aspects of Sydney Harbour (Sydney Opera House + Harbour Bridge).
Some of TBA Urban’s discrete roles/requirements for the project included:
- Planning – SEPP preparation and coordination with DPIE and NSW Government Architect throughout the process
- Commercial Advisory - preparation of commercial analysis, preparation of transaction strategies and implementation of value add propositions for NSW Government i.e. PDA. Extensive coordination with and management of the external legal team for preparation of documentation and probity/compliance assurance.
- Consultation – drafting of media statements and responses, management of releases and coordination with the comms team on all facets of announcement and unforeseen PR matters.
