TBA Urban has been working alongside PDNSW and NSW Health in undertaking Planning, Urban Design and commercial advisory services investigating opportunities and constraints of the Site to determine the highest and best use and strategies to add value, whilst considering the specific objective of NSW Government i.e. delivery of Key Worker Affordable Housing.
At completion the project will entail approximately 70,000m2 of development integrating the development typologies across three buildings with a substantial amount of newly created public domain and open space fronting between the existing RNSH facilities and Herbert Street.
TBA Urban was responsible for the completion of numerous tasks:
- Identified the current planning controls (local, region, and state)
- Completed a highest and best use analysis including rezoning
- Confirmed most efficient planning pathway on the basis of risks, cost and timing
- Undertook a review of the St Leonards/Crows Nest Land Use and Infrastructure Implementation Plan 2036
- Completed a gap analysis
- Led development of Concept Plan with multiple option inclusive of dwelling typologies and anticipated yields, with the provision for up to 375 key worker apartments on site, 175 Build to Rent Apartments, a new Primary School, Short Stay Accommodation and Commercial Office space for executive staff and medical suites.
